Garage Floor Coatings in Paradise Valley, AZ
- Diamond-ground prep
- Lift-ready floors
- UV-stable clear
Garages in Paradise Valley tend to be big, and they tend to be used for more than parking. A four-bay garage might hold a daily driver, a weekend car on a lift, a golf cart and a wall of storage. We coat those floors so they clean up with a mop, brighten the room and stand up to tires that come in hot off Lincoln Drive in July.
Every garage gets ground, repaired and coated in layers. The finish you see on top is the last of four or five steps.

What you get
Four layers, each with one job.
A garage coating that lasts is built, not painted. Grinding opens the slab. A primer bonds to it. A pigmented body coat adds color and thickness, often with vinyl flake thrown into it. A clear topcoat takes the wear. Skip any of those and the floor tends to fail at the weak link, usually the bond.
For most garages here we use an epoxy or polyurea base under a polyaspartic topcoat. The base gives grip and build, and the polyaspartic keeps its color when the door is open on a bright afternoon. Your written estimate lists every product in every layer, so you know exactly what you're comparing.

Why choose it
What changes once the floor is coated.
Tires don't lift it
A ground, full-build system stays put under hot tires, where thin roll-on coatings soften and peel.
Spills wipe off
Oil, brake fluid, coolant and pool chemicals sit on the surface instead of soaking into concrete.
The room gets brighter
Light flake blends and gloss reflect overhead light into deep bays and corners.
Lifts and racks sit clean
Post bases, cabinets and charging stations stand on a sealed floor that's easy to keep tidy.

Flake floors
Full-broadcast flake is the most requested garage finish we install. The speckle hides dust and small marks between cleanings, and the chip adds a slight texture underfoot. Blends run from warm tans that sit well with stucco and stone to gray and black mixes for modern homes.
Solid and metallic
A solid color under a clear coat gives a crisp, showroom look that suits car collections and detailing setups. Metallic epoxy adds depth and movement for a display garage. Because metallic is epoxy-based, we finish it with a UV-stable clear and recommend it for bays that don't take hours of direct sun.
Paradise Valley notes
Big garages, bright sun, hillside lots.
Many Paradise Valley homes have a main garage plus a detached or side-load bay, sometimes on different slab pours. Homes on the slopes of Camelback and Mummy Mountain may have a pitched slab or a step at the door. West and south-facing doors let strong light onto the first few feet of floor. We plan joints and thresholds before we start, use a sun-rated top layer where light reaches, and schedule summer installs for the cooler hours when the slab is in its working range.

Install day
How a garage install runs.
The garage needs to be empty apart from anything bolted down. We grind the whole floor with dust extraction, open up and fill cracks, and grind the repairs flush. Then the base, body and any flake go down, followed by scraping and vacuuming the excess chip before the clear coat.
Most garages take one to three days depending on size, system and weather. Before we leave you get a cure sheet with dates for walking, light storage and parking. If a lift is going in after the coating, we'll tell you how long to wait before anchoring it.
Pricing
What sets the price of a garage floor.
We price after seeing the slab, because the condition of the concrete moves the number as much as the size does. These are the main factors.
- Square footageA four or five-bay garage is a different job from a two-car, and detached bays add setup.
- Existing coatingsOld paint, sealer or a failed kit has to be ground off completely first.
- RepairsWide cracks, spalled edges and low spots need filler and extra grinding time.
- System and finishFull flake with a polyaspartic clear costs more than one solid coat and lasts much longer.
Afterward
Looking after a coated garage.
Dust-mop weekly so grit doesn't scratch the clear, and mop with a pH-neutral cleaner when it needs more. Put pads under jack stands and motorcycle kickstands. Wait for the parking date on your cure sheet. After that, the floor handles daily driving, a golf cart and spills without fuss.

Questions
Garage Floor Coatings: quick answers.
Anything else on your mind? Add it to your request and we will answer when we call.
Send your questionCan you coat around a car lift that's already installed?
Usually, yes. We grind and coat right up to the post bases and seal the edges. For a cleaner result some owners have the lift unbolted for the install and re-anchored after the floor cures.
Does everything have to come out of the garage?
Everything that isn't fixed in place. Wall-mounted cabinets and bolted shelving can stay, and we coat neatly up to them.
How soon can we park?
That comes down to the products used and how warm it is. Fast-cure systems often allow cars within a couple of days. Your cure sheet gives the actual date.
Will the floor be slick when it's wet?
Flake floors have a mild texture. Near the door, where monsoon rain blows in, we can add fine grit to the clear coat for more traction.
Can the garage and casita match?
Yes. We can use the same flake blend or color in the garage, casita and gym so the finishes look consistent across the property.
What happens with the expansion joints?
Joints can be filled and coated over or kept open and finished, depending on how the slab moves. We'll explain which suits your floor.
